Isola Vicentina
The development originates in the municipality of Isola Vicentina, a town located about 10 km north of Vicenza, well connected to the primary road network via the SS 349 and the A31 junction Vicenza – Piovene connecting onto the A4. Next to the developed plot, the client already occupied a property of approximately 25,000 sqm. This resulted in the creation of a logistic HUB of over 45,000 sqm. The new DHL building was built on an area of approximately 45,000 sqm housing a building complex: an old brick factory. The project consisted in the construction of a warehouse of approximately 20,000 sqm of which approximately 5,000 sqm consisted in the recovery of a portion of an existing building.
In addition have also been recovered, the office building about 900 sqm (already well finished and not requiring radical interventions but only a few adjustments) and the existing underground areas, consisting of a 1,500 sqm car park currently used by employees and a basement warehouse of about 5,000 sqm. The warehouse mainly accommodates the logistic activities of the tenant DIESEL (clothing) and has basically standard equipment with loading bays, NFPA sprinkler system, 200 kw photovoltaic system, external bardage (high performance façade panels) and LED lighting. At the operational level, the construction of the property was preceded by some demolition work (also by Vitali Group) of pre-existing buildings that were not included in the rehabilitation process. The chosen plot has an excellent visibility (overlooking the SS 49) and allows possible future expansions on adjacent areas.
